Our Cottages
Each of our cottages has been lovingly restored and furnished to a high standard, providing a comfortable and cosy home away from home. With spacious living areas, fully equipped kitchens, and peaceful bedrooms, our cottages are the perfect base for exploring the beautiful Lake District.
Booking Information
We offer flexible booking options, with an Initial Payment of 100 due on booking, and the Balance Payment due six weeks prior to arrival. For bookings made with an arrival date less than six weeks ahead, the Full Payment is due on booking. Please note that we will still be taking payments six weeks before arrival, and any Customer who stops payment or refuses to pay will forfeit the deposit.
Terms and Conditions
An agreement, which incorporates these booking conditions, is formed between us once we have sent your booking confirmation, following you having made a booking either online or by telephone. Please note that our agreement with you is a legal contract, and if you must cancel and the cottage(s) cannot be re-let, you are still liable to pay for the booking in full (less 15% of the rental cost as an allowance for costs that we will not now incur) even if you cancel before paying the balance.
In regard to a national lockdown being announced by the Prime Minister, we will offer to rearrange your booking to an alternative date, dependent on dates, and further payment may be required. This does not apply if an individual is affected by Corona Virus in which case you should claim on your travel insurance.
Arrival and Departure
Your cottage(s) will be ready for you from 5.00pm on the day of your arrival. Please do not arrive earlier, as we will be busy preparing cottages and not available to welcome you. We kindly ask that you vacate your cottage(s) by 10.00am on the morning of your departure, and leave the property in a clean and tidy condition. Any cottages which are not left to the expected standard will incur a further cleaning charge of 40.00, and this will be applied to your account.
At the end of your holiday, all balances must be settled before you leave, which will include charges for additional coal (the first basket is free), dogs, and any other goods, services, or damages for which payment has not been made.
Non-Availability of Cottage
We would only cancel your holiday if the cottage(s) were unavailable for reasons beyond our reasonable control, such as flooding, storm damage, no electricity or heating. In such cases, we would attempt to offer you alternative accommodation, however, if this were not possible or not acceptable to you, we would refund to you all monies paid for the holiday. Our liability to you would not extend beyond this refund.
Insurance
We strongly recommend that you take out insurance for your holiday, especially for rebooking after the Corona Virus.
